These Booking Terms apply to direct reservations, reservation requests, and stays at Kipos Hotel in Limenas, Thassos. By confirming a reservation with us, the guest accepts these Booking Terms, unless different written terms have been agreed for a specific reservation.

2. Reservation Requests
A reservation request made through our website, email, telephone, WhatsApp, Viber, or social media is not considered confirmed until we have sent written confirmation to the guest.
Written confirmation may be sent by email, WhatsApp, Viber, or another communication channel used between the guest and Kipos Hotel.
3. Reservation Confirmation
A reservation is confirmed only when the required confirmation step has been completed. Depending on the offer or booking conditions, this may include:
- payment of a deposit;
- written acceptance of the offer;
- completion of payment;
- or another confirmation method agreed in writing.
Until confirmation is completed, availability and prices may change.
4. Prices
Prices are stated in euros (€) and apply per room or apartment, per night, unless clearly stated otherwise.
Prices may vary depending on dates, room type, length of stay, number of guests, availability, offer conditions, and booking channel.
Unless clearly stated otherwise, prices do not include the applicable government accommodation or climate resilience fee, which is charged according to Greek law.
Optional services, such as private parking, may also be charged separately.
5. Government Accommodation / Climate Resilience Fee
Guests may be required to pay the applicable government accommodation or climate resilience fee for each room or apartment, per night, according to Greek law.
This fee is separate from the room price and may be collected at check-in, during the stay, or at check-out.
The amount may depend on the type or category of accommodation and the applicable legal rules at the time of stay.
6. Deposit and Payment
Some reservations may require a deposit in order to be confirmed. The deposit amount and payment deadline will be communicated to the guest before confirmation.
Accepted payment methods may include bank transfer, card payment, Stripe payment link, Revolut, cash, or another method agreed with the hotel.
The remaining balance, if any, is usually paid before arrival, at check-in, during the stay, or at check-out, depending on the agreement made for the specific reservation.
Any bank fees, transfer fees, or currency conversion costs are the responsibility of the guest, unless otherwise agreed in writing.
7. Cancellation Policy
The cancellation policy depends on the specific rate, offer, booking channel, and written agreement made at the time of reservation.
For direct bookings, the applicable cancellation terms will be communicated to the guest before the reservation is confirmed.
If a reservation includes a refundable deposit, the refund conditions and deadline will be clearly stated in the offer or confirmation message.
If a reservation is cancelled after the free cancellation period, or if the guest does not arrive, cancellation fees may apply.
8. Changes to Reservation Dates
Requests to change arrival date, departure date, number of nights, room type, or number of guests are subject to availability and possible price differences.
We will always try to assist where possible, but changes cannot be guaranteed unless confirmed by us in writing.
9. No-Show and Early Departure
If the guest does not arrive on the confirmed arrival date without informing us, the reservation may be treated as a no-show.
In case of no-show or early departure, charges may apply according to the cancellation policy or the written agreement made for the reservation.
10. Check-In and Check-Out
Check-in and check-out times will be communicated before arrival or during the reservation process.
Early check-in and late check-out are subject to availability and must be confirmed by the hotel.
Guests may be asked to provide identification documents at check-in, as required by Greek law and hotel registration procedures.
11. Room Allocation
We make every reasonable effort to provide the room type confirmed in the reservation.
Specific room numbers, floor level, location within the property, or special preferences may be requested, but they cannot always be guaranteed unless explicitly confirmed in writing.
Photos on the website show the general style and category of the accommodation. Minor differences in layout, decoration, furniture, or view may exist between rooms of the same type.
12. Maximum Occupancy
Each room or apartment has a maximum permitted occupancy.
The number of adults, children, and infants must be provided accurately at the time of reservation.
Additional guests who were not included in the confirmed reservation may not be accepted unless approved by the hotel in advance.
13. Children and Infants
Children and infants are welcome.
Guests must inform us of the number and ages of children and infants before the reservation is confirmed, so that we can suggest the most suitable room type and prepare the accommodation properly.
Baby cots or extra bedding, where available, may be provided only after confirmation by the hotel.
14. Pets
Pets are not accepted at Kipos Hotel.
Guests are kindly asked not to arrive with pets unless a different written agreement has been made with the hotel before the reservation is confirmed.
The hotel reserves the right to refuse accommodation if a guest arrives with a pet without prior written approval.
15. Swimming Pool
Kipos Hotel provides an outdoor swimming pool for the use of hotel guests, subject to the posted pool rules and operating hours.
A lifeguard is not present at the pool area. Guests use the swimming pool responsibly and must follow all safety instructions displayed at the pool area.
Children and minors must be supervised by a responsible adult at all times. Children must never be left unattended in or around the swimming pool.
Diving, running, pushing, glassware, excessive noise, unsafe behaviour, and use of the swimming pool under the influence of alcohol or substances are not allowed.
Guests are responsible for their own safety and for the safety of children, minors, or persons under their care.
The hotel reserves the right to restrict or refuse pool use if safety rules are not followed, if weather or maintenance conditions require it, or if the pool area must be closed for cleaning, maintenance, or operational reasons.
In case of emergency, guests must immediately contact hotel staff or call the local emergency number.
16. Parking
Private parking may be available as an optional service and may be charged separately.
Parking spaces are limited and must be requested in advance.
If parking is provided through a nearby private parking area or third-party facility, access details and conditions will be communicated to the guest before or during arrival.
The hotel is not responsible for loss, theft, or damage to vehicles or personal belongings left inside vehicles, unless caused by proven fault of the hotel.
17. Guest Responsibility
Guests are expected to use the room, furniture, equipment, and common areas with care and respect.
Guests may be held responsible for damage, loss, or excessive cleaning needs caused by them, their visitors, or children.
The hotel reserves the right to charge the guest for repair, replacement, or additional cleaning costs where necessary.
18. Quiet Hours and Conduct
Guests are asked to respect other guests, staff, neighbours, and the peaceful character of the property.
Excessive noise, inappropriate behaviour, or disturbance of other guests may result in a warning or, in serious cases, termination of the stay without refund.
19. Cleaning and Linen
Cleaning and linen services are provided according to the hotel’s operating schedule.
The exact frequency of cleaning, towel changes, and linen changes may vary depending on the room type, length of stay, operational conditions, or specific agreement.
Guests may contact reception or the hotel team for reasonable requests during their stay.
20. Personal Belongings
Guests are responsible for their personal belongings during their stay.
The hotel is not responsible for loss, theft, or damage to personal items, unless caused by proven fault of the hotel.
Guests are encouraged to keep valuable items secure and to inform the hotel immediately if anything is lost or found.
21. Website Information and Photos
We make reasonable efforts to keep the information, prices, descriptions, and photos on our website accurate and up to date.
However, minor differences may exist between photos and the actual accommodation, especially due to maintenance, decoration changes, room layout, seasonal conditions, or photography style.
22. Force Majeure
The hotel is not responsible for failure or delay in providing services caused by events beyond its reasonable control.
Such events may include extreme weather, natural disasters, fire, strikes, government restrictions, transport disruptions, power or water interruptions, public health emergencies, or other unforeseen circumstances.
23. Direct Booking Offers
Direct booking offers, discounts, or special rates may have specific conditions.
These may include minimum stay, specific travel dates, deposit requirements, payment conditions, cancellation rules, or limited availability.
Special offers cannot always be combined with other discounts or promotions unless clearly stated.
24. Complaints and Assistance During the Stay
If something is not as expected during the stay, guests are kindly asked to inform us as soon as possible, so that we have the opportunity to assist.
Complaints made only after departure may be more difficult to investigate or resolve.
25. Applicable Law
These Booking Terms are governed by Greek law.
Any dispute that cannot be resolved amicably will be handled by the competent courts in Greece, unless mandatory consumer protection rules provide otherwise.
